From my position and knowledge of all aspects within KCSHC here is what I see on the horizon:

 

  1. We are blessed with a reduction in interest rates by 1/2 % which will reduce our servicing costs of our borrowed monies for Infrastructure.

     

  2. Both the Heritage Credit and the Nelson Credit Unions are perusing a policy of loaning money on our Residential Lots, Grandview Housing and Grandview Manor strata units. Your Directors are pursuing this avenue of financing for our members.

     

  3. The Promotions Committee now is committed to weekend displays of Grandview at Waneta Mall January 16 and 17; Chaka Mika Mall January 30 and 31 and Orchard Park February 13, 14 and 15, 2009. This requires a great deal of volunteer time. Come help them.

     

  4. We already have 44 Candidates for Grandview Manor at this time and many more are eager to sign up. With the continued promotions, the KCSHC should be close to a viable Phase I construction start in May 01, 2009. Of course, your help is required. If you know of someone that would consider Independent, Supported and / or Assisted living, encourage them to place a $1,000 refundable deposit for Grandview Manor.

     

  5. The 34 Grandview Housing Lessees expect to have Occupancy Permits by the end of March 2009 and will be moving unto the site. Now finally, our dreams begin to unfold.

     

  6. There are 3 more candidates that are committed for 2009 construction at Grandview Housing. Alto, the current Contractor predicts that construction costs will be less in 2009 than his 2008 price. My prediction is that we will have 10 total units to construct in 2009 and that we will likely go into tender for that.

     

  7. The Landscape Committee has ordered the trees and grass seed and will be ready to plant in the Spring upon the topsoil and irrigation that has already taken place in the Fall. I can't wait for the greenery that will take place.

     

  8. The Strata Council will be necessary to form in January 2009 and I know that those of you in Grandview Housing will rise to the occasion and create the five member Strata Council that is necessary to a maximum of seven.

     

  9. I am aware of at least 3 of our Grandview Estate Residential Lot Owners who are preparing for house construction in the Spring of 2009 with others in process of preparation. This in itself will stimulate action at Grandview.

     

  10. Our Residential Lot sales are dormant but that is not unnatural with lot sales in Fall and Winter. I am optimistic that our Sales Prices are reasonable and the market will rebound in due course.

     

  11. Paving of 16th Avenue South will take place ASA the Spring weather is upon us and we will have our access to Grandview. I expect the street lights along 16th Avenue to go on any day now.

     

  12. Marwest needs to complete the Sanitary and Storm Interconnections at the North end and we can expect that to take place before Spring.

     

  13. We have a Booster Pump to install in the Spring but our water pressure will be very adequate in the interim.

     

What we need now is more of you to become actively involved in the affairs of Grandview. Do not continue to expect the few volunteers to act on your behalf. Be ready to take the load off their shoulders or at least assist them in their endeavors and learn what makes Grandview what its is today.

 

Again, we need to take stock on your Project Manager and begin a process of having replacements become more aware of what is happening so that someone else can take over. I find that my hearing is worsening and my ability to chair your meetings is more challenging under this handicap.

 

I love working with all ,of you and I know that 2009 will be our year to shine at Grandview. Let all the Powers come together with the 236 members that we now have to make history on the "Ledge"
