We are definitely getting there! For some of you it has been a long haul and for others we have arrived there faster then you expected and it caught some of you off guard. Others did not expect that there would be decisions to be made before you got back from Arizona or Mexico but here we are.
Ground Floor Life Leases
- You all have the results of the Alto Construction successful Tender. If you do not, let me know and I will forward same to you.
- Alto is mobilizing with the intent of a construction start on April 02, 2008.
- The Building Committee has met with most of the GFLLs on February 26, 2008 and advised that the Alto Tender (including priced options), together with Tender Documents will comprise the Contract with KCSHC.
- EVC is prearing these documents for signature.
- Each member will meet with Alto (as in the tender specifications outline) and discuss any other options with a pricing from Alto for the follow up meeting.
- No changes will be permitted to the exterior nor on structural changes.
- The Rules Committee are dealing with the latest draft of the Life Lease and the intent is to have it available for recommendation to the members at GM 3900, March 16, 2008.
- The Directors have completed their meetings with the three (3) Credit Unions and expect to have an acceptable recommendation on "Bridge Financing" for membership approval at Meeting 3900.
- The Directors have reviewed options for a member to confirm their financing arrangement for a Ground Floor Unit to the KCSHC and will have three (3) options as their recommendation to the membership at Meeting 3900.
- Alto is expected to set up his Display Trailer on site shortly to begin the meetings with each member.
- A Proposal Call for Clerk of Works has been advertised with a closing of March 14, 2008. A selection by the Building Committee is expected on March 21, 2008.
- There are some issues with the Building Permit but it appears that all can be satisfied.
Infrastructure Construction
- After receiving the WSAE Drawings, the Public Health Engineer issued a Construction Permit on Wednesday, March 05, 2008.
- Marwest is underway with the water lines now and expects to complete at the end of March.
- Marwest can complete his contract by June 30, 2008.
- WSAE will be tendering the underground power, telephone and Cable conduiting at the end of this month now that the Fortis BC Drawings are nearing completion.
- The Underground Conduiting needs to be in before MiL can complete the curb, gutter, sidewalks and base coarse installation.
- Once this is all done, then getting Fortis BC to activate the Power becomes the challenge.
Ground Floor Pick Date
- All those who wish to participate in the next pick scheduled for March 15, 2008 at 9:00 A.M., on site, must qualify with a Loan Agreement I prior to 12:00 midnight March 14, 2008.
- There are two (2) members already qualified and another expects to be by the required date.
- Others that may be interested should note that the following Ground Floor Units are available for pick:
- Bungalows B8; B19; B20; B21; B22 and B23
- Duplexes D1; D6; D12; D15; D17; D18; D19; D20; D21; D22; D24; D26; D27; D29; D30
- Triplexes: T1; T2; T3; T4; T5; T6
- The Building Committee is asking all new choices on Duplexes to choose a vacant side rather than a new full duplex site so that construction of a full unit can start as a unit.
- I am sure all will cooperate.
Grandview Manor Progress
- There are five Architects who have expressed interest.
- The Care Committee has decided to interview all five.
- Interviews are being set up on March 27 and 28, 2008.
- A "short list" will be asked to submit a formal offer of services.
- The Quantity Surveyor (Intertech Construction Ltd) will assist in outlining the "package" that goes to the short-listed architects.
- A search for a Consultant to perform estimates on Complex operating costs is underway by the Care Committee and this process will be activated soon.
- The Grants process is well underway.
Disclosure Statement
- The first draft for the "Fee simple" residential lots has been reviewed by the Rules Committee and returned to the Lawyer.
- We are expecting the final draft at any time.
- We need signatures of all of Directors before submitting to the Superintendent of Real Estate for filing. I am not sure how we are going to get around this.
