Addendum: March 30, 2008
I neglected to mention in my PM Report that the KCSHC is advertising for a Clerk of Works for the Ground Floor Life Lease portion of this project.
The suggestion is that there may someone in our midst that may have acted in this capacity previously, and may be able to do this function. If you don't know what the definition of Clerk of Works is or what one would do on the project, you may not be an applicant for the job.
There is outside interest for this job and so if you should wish to apply, please do so ASAP with your resume.

March 29, 2008:
Well we are finally getting to our objective at Grandview Housing. It has been a long journey with all its exciting moments as well as challenging times. Throughout all this the cooperative resolve of the membership prevailed and we are in for great things to come.
Infrastructure Construction
- Marwest has completed all the sanitary and storm sewers and water mains on the main plateau.
- Work is underway on all the tie-ins for water and sewer.
- It is expected that the 75mm Base Course will be applied over the streets during April.
- A Contractor is now sought for all the Under Ground Electrical, Telus and Shaw servicing.
- Prices are now being confirmed on the asphalt paving.
- We are setting June 30, 2008 as the completion date of the Infrastructure.
- Marwest is cooperating with Alto to provide an operational Fire Hydrant on site by May 15, 2008 as required by Alto insurance policy.
Ground Floor Housing Construction
- Alto is moving his trailer on site April 02, 2008.
- This Trailer will have a First Aid Room, Construction Office and Display Room with all the finish choices for the GFLLs.
- Meetings with the 34 committed Ground Floor Life Leases will start April 03, 2008 at this trailer. You will be notified as to your scheduled time for your first meeting.
- Note that Alto is the Prime Contractor at Grandview Housing as per definition of Workers Compensation Board. This means that all safety regulations are Alto responsibility. Anyone who comes on site must report to their trailer and obtain instructions. YOU CANNOT WANDER AROUND ANYMORE. Sorry!
- Also, Alto will have a professional security agency on site 24 hours per day. Please respect this as there has been a great deal of damage to machinery owned by Marwest already and so Alto had no choice.
- As advised previously, Alto expects to complete the first bunch of units by September 2008.
- All prices will hold fast until July 04, 2008 so if you are still thinking about it, that is your time frame to decide for the current price.

Grandview Manor Feasibility Study
- Your Care Committee is moving right along with the feasibility study.
- Four Architects have been interviewed by March 27 and 28, 2008 with another the following week.
- The CC is very impressed with the candidates thus far.
- A short list of architects will be requested to submit formal costs of engagement.
- The Quantity Surveyor is already selected and is none other than one of our members Intertech Construction Ltd (Peter Rezansoff).
- The search is on for a Care Manager / Operator to complete the feasibility team.
- Our Grants Committee is hard at work and has achieved $70,000 toward the objective of $225,000 that the feasibility study is expected to cost.
- We should have Conceptual Drawings within three (3) months.
- Those that are thinking Grandview Manor should be signing up.
Project Financing
- At Meeting 3900, the membership passed the Directors recommendation for "Bridge Financing" from Heritage Credit Union.
- An appraisal is underway from Strand-Godfrey to quantify our assets should they be required as security.
- The membership funds are still providing the financing but this is coming to an end unless more commitments are made on Life Leases and Residential Lots.
Committee Volunteers
- Don't forget that the operation of this KCSHC is by volunteers so that the cost to you is the raw cost rather than the Developers cost which are usually about 25% higher.
- There are many Committees that require your assistance to spell off those members that have been there from the start.
- Volunteer and you will find out how the KCSHC operates with your input.
- The Building Committee needs another female on the Committee with Dorothy stepping down.

Upcoming Pick Dates
- There is great deal of activity on site right now and the Directors are providing more opportunity for GFLL site selection.
- The tempo of activities has picked up and decisions must be made with the Contractor Alto Construction Ltd.
- The next Pick Date is 0900 hours April 12, 2008 and this will be followed by
- Next Pick Date is 0900 hours April 26, 2008
- Remember that to qualify you must be a member and
- Provide an initial allocation of $40,000 prior to midnight the day before the pick.
- Also, all those members who have already paid a full allocation are eligible for a pick.
- Those who had selected a unit previously are eligible for a pick in the subsequent pick date to that when they relinquished their units.

Emerald Green Development
- The City of Castlegar has provided approval to Emerald Green to proceed to Infrastructure installation this month.
- We are expecting that EGD will provide us with a schedule as to their development of 14th Avenue North.
