16th Avenue South
- Clearing and grubbing is complete.
- Dan Sahlstrom P.Eng and Bruce Cassidy of Marwest have adjusted the alignment to balance cut and fill as well as reducing the retaining wall area which will keep the project within budget and perhaps achieve substantial savings for this 720 meter access road.
- Good work!
- Terry Morton of Martech is working with the Utilities and to install the underground conduits ASA Bruce of Marwest can get the base installed later this month.
- Drop up and see this amazing civil works and a partnership with the City of Castlegar in funding unfold every day into a beautiful access to the site.
Paving
- Street paving is to start September 15, 2008.
- The GFLL driveways are being prepared to coincide with the mobilization of Selkirk Paving Ltd on site.
- It is anticipated that all will be substantially complete by September 27, 2008, Promotions Day.
Utilities
- Fortis BC has awarded the distribution contract and their contractor is starting the distribution wiring on site this week.
- This should be ready for connection ASA the connection along 16th Avenue South can be installed.
- It is looking like a "hot" connection sometime in October for all the GFLLs.
- Shaw Cable and Telus will follow.
Seeding
- The bare Rights of Way and other disturbed bank areas require seeding.
- The Landscaping Committee has purchased the "wild" seeds and will be seeding ASA the rainy season starts on a volunteer basis.
- This is intended to save the KCSHC some $39,000 originally destined for hydro-seeding.

Promotions Day
- Saturday, September 27, 2008 from 10 o'clock to about 3:00 P.M., has been chosen to bring the public to the site to show off Grandview.
- There will be booths to promote the distribution of GFLLs; Residential Lots and Grandview Manor (Care).
- We expect the realtors in force to sell Residential Lots.
- A major advertizing campaign is underway with Global TV, BK Radio, the papers and all media involved.
- There will be a remote on site by BK radio that day.
- The GFLL units will be in various stages of completion and be offered for inspection by the public.
- We will have a school bus on site to transport people around the subdivision.
- The Lions Club has agreed to provide all the cooking for a concession stand on site. Thank you Castlegar Lions!
- The various contractors and suppliers are assisting with funding this advertising campaign.
- We need many more volunteers to assist.

Subdivision Registration
- We received the proposed numbering of the lots yesterday.
- We expect registration completion this week.
- This means that the 34 residential lot purchasers can register their lots.
- There are two (2) purchasers that are ready to start building ASA they get their building permit approval.
Grandview Manor (Care Center)
- Allen McLeod MRAIC of Fairbank Architects is designing the preliminary drawings of the 140 unit complex.
- Plans will be shown to the Care Committee September 18, 2008.
- The plan is to have perspectives available for September 27, 2008 showing to the public.
- We foresee a four (4) storey Building around a core with independent apartments on the 4th floor and assisted living on the main floor. Supportive living will be on the 2nd and 3rd floors.
- Peter Rezansoff of Intertech Construction Ltd will try to get budget pricing for the various types of units.
- John Manton of Advocare will try and get the costs of common area maintenance, supportive living and assisted living costs for September 27, 2008.
- We have 21 Members already signed up by posting a $1,000 refundable deposit with a commitment of a total of $30,000 loan if the project is feasible and acceptable to them.
- We expect that if enough signups are available for an economic phase I, that people can be living in the facility from 18 months to 2 years which is better than the current waiting lists at local facilities.
- Those of you who are considering signing up, should do so as the intent is to have interested people sign up on Promotions Day.
- This was the main reason why Grandview was started in the first instance and now we will witness history in the making when the plans are unveiled.
GFLLs) Ground Floor Life Leases (34 under construction)
- 12 GFLLs have been inspected and are ready for drywall which will start on September 22, 2008.
- We expect that all the roofs will be up by Promotions Day.
- Doors and windows are installed in many of the units and garage doors are expected before Promotions Day.
- Backfill will be complete this week.
- The skyline is looking good!
- Additional members are signing up and again, this sign up will continue on Promotions Day. If you are thinking about this, get in line.
Landscaping of GFLLS
- Landscape tenders have been called for closing on September 26, 2008.
- The Landscape Committee is requesting a Phase i with basic irrigation, topsoil placing and Eco-Lawn.
- One tree at the front of each unit is in this Phase I.
- Once the budget is confirmed, consideration will be given to future landscaping in keeping with the overall designs by the Committee.
Terasen Gas
- Terassen gas is coming on site September 22, 2008 to install their lines.
- The GFLLs will be contacted for a $89 meter run to each building for those who want gas.
- It is not clear at this time what the cost will be to just run a "sleeve" to the buildings but it could be $89.
