The Concept

 

Château Grandview is the cornerstone of the project, providing apartment homes for those who seek a low maintenance lifestyle or desire easy access to hospitality and/or support services. There will be 2 bedroom units, units with 1 bedroom plus den and 1 bedroom units.

 

The Château Grandview will be built in three phases. Phase 1 will include 63 apartment homes for Supportive Living, in a four storey building. Phase 2 will allow 72 apartments for Supportive or Assisted Living. Phase 3 will see the construction of a separate unit for residential care. Phase 1 is in the final stages of planning, with construction anticipated to begin in the Spring of 2011 and occupancy approximately 12 months from the commencement of construction.


Key features of these apartment homes may include:

  • Ownership (term-lease) or rental
  • Hospitality services, including one main meal and light housekeeping
  • Emergency response system
  • Social and recreational services
  • On-site amenities, including activity rooms, concession store
  • Membership in the cooperative and participation in decisions affecting Grandview Heights and Château Grandview

 

The Term Lease Agreement

Under a Term Lease Plan, residents purchase a term lease interest of 29 years and 11 months, at market value, in both property and their home, similar to purchasing a house or condominium.

 

Social Housing Investors

We will have some units for purchase that will qualify for the SAFER program (Shelter Assistance For Elderly Residents)

 

Our Progress to Date

The members of the Château Grandview Committee are working hard to make this part of the project a reality. We are through the conceptual phase of our planning and are fine tuning the core area. We are hoping to begin construction in early 2011.

The Château Grandview project is moving toward construction phase. As our project moves along, we will post updates here:

 

  • January, 2010 - Call for Tenders went out.

 

  • February 18th, 2010 - Call for Tenders closed. Five (5) Design/Build Proposals were received. Selection review was then underway for three (3) Proponents to conduct a Post Tender Addendum for a final Tender Price.

 

  • April 09, 2010 - Three contractors were retained for the Post Tender Addendum:
    1. Tri-City Contracting (BC) Ltd (Casey VanDongen)
    2. Maple Reinders Inc. (Bradley Semeschuk)
    3. Vic Van Isle Construction Ltd (Bruce Walker)

 

  • June 19, 2010 - A Conditional Letter of Intent was signed with Tri-City Contracting (BC) Ltd.

 

 

  • November 4, 2010 - Grandview Manor becomes "Château Grandview" reflecting the forward looking stance and energy of our Cooperative members.

 

  • December 6, 2010 - The Château Grandview sub-committee established a meeting format:
    • Chair - Fred Evanoff
    • Recording secretary - Elmer Verigin
    • 4 current members
    • Meeting every Monday at 8:30 am
    • The main Château Grandview Committee will now meet every second Thursday to hear updates.

 

  • December 27, 2010 - The plans are finalized and the drawings are received from the Architect
