The path to becoming a resident of Grandview Housing starts with the purchase of a membership, a one time fee of $250.

 

  • Option I - Choose one of the remaining units of Grandview Heights phase II, with a deposit of $40,000 to enter the established construction sequence. As of August 25,  2010 the next unit is a bungalow. Make financial arrangements for the balance to be paid when signing the Ground Floor Term Lease. If need be financing could be available with the local Heritage Credit Union. Construction starts and the unit is ready for occupancy about 6 months later. When all the present units have sold you must wait for a unit to be vacated and be made available again to the membership.

 

  • Option II - Make a refundable deposit of $1,000 to be put on the list for the upcoming apartments of Grandview Manor. Construction is expected to start in late 2010 for occupancy a year later. Make a commitment to enter Phase I with a deposit of $5000.

 

  • Option III - Purchase one of the free hold lots remaining to build the house of your choice and enjoy the amenities. (Membership in the co-op is not required for Grandview Estates.)

 

Grandview Heights

As of April 7, 2010 only 15 units are left in Phase II of the Ground Floor Term Leases (bungalows and duplexes). Key features of these homes include:

  • 2 bedrooms, 2 bathrooms (one en-suite), utility / laundry room
  • Double garage
  • Covered patio and great views
  • Two floor plans, with options available
  • Membership in the cooperative and participation in decisions affecting Grandview Heights and Grandview Manor
  • The monthly Strata fee for the Ground Floor Term Leases is currently set at $140. This covers the cost of regular maintenance of such things as furnaces, snow removal, lawn care and a Contingency Fund for events that happen less than once a year, such as replacement of hot water tanks and roof repairs. It will also include the salary of a maintenance person.

Grandview Manor

Members interested in purchasing an apartment in Phase I or Phase II of Grandview Manor are being asked for a $1,000 refundable deposit to reserve their place on the list. As soon as the disclosure statement is filed these members will be advised and the marketing team will proceed with its advertising plan, adding any potential new candidates to the list in the order the deposits are received. As units become available, members will be able to choose their unit in the order they signed up.

For Rent

 

  • From time to time a bungalow or a duplex of Grandview Heights is offered for rent by the owner. Tenants must be 55+ and will be asked to become a member of the Cooperative.
