Elmer's Project Update - June 2, 2007
Grandview Heights does not have a Newspaper as yet and so I (Elmer) will try to communicate with all of you regarding what is happening and what is being planned as best that I can:
- The necessary documentation has been submitted by Dan Sahlstrom P.Eng of WSAE (our Engineer)to Phil Markin, Approving Officer for the City of Castlegar, that permits the KCSHC to begin the Site Grading.
- Bruce Cassidy of Marwest Industries Ltd has equipment on site as of Monday, May 28, 2007 and is grading the area from the intersection of Grandview Drive and Rosewood Lane, West to 14th Avenue. This is a sight to see as we are finally creating the final grades for Grandview Heights.
- Those of you who have Residential Lots, as your objective, should be interested to see how the base of your house sites is being created. Those of you in Life Leases D1 through to D8 will now see your grade at the finish level.
- Nora Jukes was taking pictures on Friday afternoon and her pictures are being posted in the gallery.
- Phil Markin and the City Works people are meeting Dan Sahlstrom and myself on site on Monday June 04, 2007 at 9:00 A.M. to review the site grading process and the method to record all the testing that is required and that the compaction is being conducted as required.
- All Engineered Drawings (some still required) have been submitted to Phil and the City Engineers are reviewing same. Both Dan and Bruce are talking with this Engineer to expedite approvals so that Marwest can continue with Infrastructure once site grading is complete.
- We are on the way!
- The Sod-Turning Committee has sent out 140 invitations to local service clubs, churches, Politicians, etc, including the Mayors of all West Kootenay Municipalities for the ceremony at 1100 A.M., Saturday, June 16, 2007 on site. You will likely need to take the access via Minto Road / 14th Avenue via Venture Mechanical and through Trowelex access to our site. Watch for signs and people that will direct you there.
- The Balladeers have agreed to entertain us that day and Bob Dickson is our Chair of that committee and will be our Emcee.
- Kootenay Market, Tim Hortons and Walmart are all contributing to refreshments and Trowelex has agreed to provide tents, biffies, chairs, tables, etc for the event.
- The Life Lease housing people have met last May 26, 2007 and prepared their comments for preliminary drawings and the Building Committee is completing their instructions to our Contract CDG Construction. Nora has posted pictures of that meeting in the gallery.
- There will be 4 plan options within 2 basic layouts for a 1,000 and 1,120 square foot basic units which will be the basic plans for the Bungalow, Duplex and Townhouse in the end analysis.
- General Meeting 2900 will be held on Sunday, June 10, 2007 at the Carpenters Hall. Watch for the agenda next week. One of the major items is to rally around the Sod-Turning Committee.
- Remember that Pick #4 takes place at 9:00 A.M., Saturday, June 09, 2007 on site. I will be sending out the revised status of the pick and available units no later than Friday, June 08, 2007. Those of you who are eligible to pick must have someone making your choice if you are unable to attend. This person must be identified to President Irene.
- Those members who are interested in Pick #5 must advise me by midnight June 09, 2007 of your intent. The actual pick #5 is Saturday, June 16, 2007 at 9:00 A.M. Those of your in that pick must qualify by having Loan Agreement I in place prior to Pick #5.
- The Care Committee is on its Plan of Action and has met with Mayor Chernoff of Castlegar and is meeting with Katrina Conroy MLA on Monday, June 04, 2007. A meeting is being scheduled with Wally Penner of Columbia Basin Trust.
- Following the meetings with Katrina and Wally, meetings are being planned with Carol Markowsky of IHA followed by Murray Ramsden CEO for IHA in Vernon and President Allan Dolman. The intent is to present our idea of Life Lease ownership to the Provincial Government after all these meetings, so that the KCSHC can create the funding required for this part of the project.
- The Houghtons have agreed to assist the Care Committee and there is room for more of you in this exciting Plan of Action by the Care Committee.
- Of course, the Directors are working diligently on your behalf along with all the other committees.
If you should have any questions, do not hesitate to contact me and I will try and answer those questions if I can.
