New Site Plan
The winter months were accompanied by a great deal of behind the scenes activity.
- In the Fall, it became clear that the $1.5 million cost of accessing the project via 14th Avenue to the south was beyond the means of the Co-Op and alternatives were sought.
- Much behind the scenes work by our Engineers and Project Manager resulted in the proposal to access the project from 14th Avenue north. This proposal would require the purchase of an adjoining 20 acres to the north.
- This proposal was approved by the membership and the additional property was purchased in March.
- Acquisition of this additional property and the resulting changes to subdivision plans required a resubmission and approval of new project plans by the City of Castlegar.
- This approval has been negotiated in principle but requires a Public Hearing, which will take place on April 2nd at the City Council offices at 6:30 pm.
- The revised project plans have resulted in 10 new residential lots, the sale of which will help pay for the northern extension of 14th Ave.
- This revision has also resulted in the conversion of 7 residential lots to 7 bungalows and one duplex along Calamida Lane.
- Since there does not seem to be the demand for townhouses that was originally anticipated, the 5-plexes and 4-plexes along Grandview Drive have been changed to duplexes with two of the 3-plexes in the new drawings.
- A new site plan is now available, that includes the recently acquired property. Clicking on the plan above will take you to a bigger view.
Picks #3 and 4
- Snow on the property prevented any of the Pick #3 sites from being chosen at the end of January.
- Clearing and burning work commenced on the land in February and the landscape has changed considerably. New pictures of the site have been posted in the gallery. They were taken on March 9th, after the land was cleared. The progress is amazing!
- Our membership continues to grow, and, as of this date, we have 137 members, many of whom are interested in obtaining Life Lease units.
- The next Pick is Pick #4 which closed on March 31st. It is felt that those in both Pick #3 and Pick #4 (and 3 members from the first 2 Picks) will be picking their sites some time in April.
Building Committee News
- During the Winter, our Building Committee established specifications for construction of the Life Lease units.
- Advertisements were placed in local and other publications calling for tenders from interested contractors.
- Two of those contractors responding were selected for a retender. These retenders were due on March 27th, after which we should have a better idea of what the construction of these units will cost.
- By the time construction begins on these units, this Fall, it is quite possible that all Life Lease units will be spoken for.
Care Committee News
While everything else has been going on, the Care Committee has been busy working on plans and ideas for the Care Complex.
- A questionnaire / survey has been developed to distribute throughout the Kootenay region in order to determine the number and type of care units that people feel are needed. The Needs Survey is now online. Please encourage your friends and neighbours to drop by the website and share their views!
- Members of the Committee, many of whom have had hands on experience in different care centers, have been busy visiting different care units in the region.
- On May 1,2 & 3 a group of members drove to Edmonton in order to view some care units based on a life lease arrangement. Click here for more information.
- We need to put together a facility design for layout of different life lease units and we also need to determine how best to provide the care required by those people living there. A big job. All ideas and suggestions are welcome. There are links to the current versions of the plans on the Building Plans page.
