Nora has posted pictures of the trip to Edmonton in the photo gallery. It looks like they had a great time and learned a lot of useful information to help with planning our care facility!
Important Meeting at the Carpenter's Hall on Saturday, May 26, with Life Leaseholders
There was a very important meeting at the Carpenter's Hall for all Life Leaseholders, on Saturday, May 26 with members of the Building Committee, to finalize the options for their units. Pictures of this meeting have been posted in the gallery here.
Pick #5
The deadline for applications for Pick #5 is midnight, June 9, 2007. The potential Life Leases must qualify by posting a $40,000 loan to the KCSHC before that closing time.
The date for Pick #5 will be June 16, 2007, at 9:30 am, on site, followed by the Sod Turning Ceremony at 11 am.
Dates for Picks #3 & 4 Changed Back to June 9th
At General Meeting 2800 it was decided that the pick date for Picks #3 & 4 would be moved to May 19th, but because some people who need to pick will be out of town, the pick date has reverted back to June 9, 2007. The townhouses from picks #1 & 2 will also be chosen on that date.
Meeting 2800 May 13th - Important Decisions!
The Building Committee will be presenting financial information at Meeting 2800 as a possible indication of the end costs for a 1,1,20 square foot Bungalow only. Suprisingly, the original indication in October 14, 2005, compares very favorably with what is being proposed now. Click here for the agenda.
Although this still requires a meeting and a review by the 42 current Life Lease Holders at their suggested meeting May 26, 2007, the appended report to the members at the October 14, 2005 Meeting 200 should serve as a basis for comparision at Meeting 2800.
Essentially the Meeting 200 analysis was based on a full build out of the entire project at Grandview Heights for the original 40 acre parcel. Your decision at Meeting 2800 realizes that each of the 59 Life Leases will be funding $40,000 of the Infrastructure until the future Grandview Heights develops:
- 120 unit Care Complex
- 40 Unit Apartment
- 33 possible residential lots for income
- 6 future Life Leases
When that happens there will be an equalization of all the Life Leases (the current 59 and the future 186) so that the current $40,000 will be returned in part or totally at the will of the membership.
Of course, if the members who are not opting in for Life Leases now, choose to offer loans to offset infrastructure costs this may also assist the end analysis. To those of you who can, perhaps think about assisting in funding with a loan. Your assistance with the Infrastructure now will make a project for seniors available in the future when you may need it. This is a Cooperative and members help each other achieve the goals set by the members.
Your Project Manager would refer the $40,000 as a secured by the approximate 55' x 100' land area allocated to each of the current 59 Life Leases within your future lease document.

Public Hearings a Success - Ready to Go!
I want to thank all of you that attended at the three (3) Public Hearings. You have no idea how much that influenced Council decision for the approval of the 3rd Reading. We have reached a fundamental milestone in our quest to develop Grandview Heights:
- We now have 3rd Reading fom the City.
- We have all the quotations on the Infrastructure.
- We have the Engineered Drawings on the Infrastructure.
- We are aware of the requirements for the 37th Street exit to Highway 22 and our responsibilities.
- We have some negotiations that are outstanding on 14th Avenue through Emerald Green but we have quantified the financial risks.
- Now that the drawings are complete we can finalize the Electrical Drawings with Fortis BC but we have budgetted this item from similar related projects.
- We understand our requirements from the City of Castlegar and we can meet them.
- Our Building Committee has a recommendation to provide the Life Lease Holders and now needs input from them to finalize the plans and budgets.
- We have a Plan of Action on the Care Center for your approval.
Your volunteer Building Committee, Care Committee, Rules Committee and Directors have worked very hard to achieve the progress we have to date. What is required from you is:
- Your consenus and approval to proceed
- Your additional input where required
